Requirements for a Home Inspector License in Alabama
State Requirements
Home inspectors are regulated in Alabama and must renew their license annually.
No continuing education is required. The Division of Construction Management is the regulating body.
To become a licensed home inspector in Alabama you must complete and have:
Membership in and adherence to the ethical standards of one of the following professional bodies at the time of application:
American Society of Home Inspectors, Inc. (ASHI), 932 Lee Street, Suite 101, Des Plaines, IL 60016
Housing Inspection Foundation (HIF), P.O. Box 879, Palm Springs, CA 92263
International Association of Certified Home Inspectors (InterNACHI), 1750 30th Street, Suite 301, Boulder, CO 80301
National Institute of Building Inspectors (NIBI), 92 East Main Street, Suite 301, Summerville, NJ 08876
Complete a combination of approved education courses and participate in home inspections under the supervision of a qualified Home Inspector (visit http://dcm.alabama.gov/Inspection.aspx and their 2021 application to learn more). An initial applicant must:
Complete a minimum of 120 hours of approved home inspector education and participate in 35 home inspections OR complete a minimum of 35 hours of approved home inspector education and participate in 100 home inspections.
Pass two exams. The state requires you to take ASHI’s Standards of Practice and Code of Ethics and EBPHI’s NHIE, which have exam fees.
Draft 25 home inspection reports with 10 of these reports reviewed by a home inspector. A home inspector is qualified under the Alabama Administrative Code Chapter 355-17-.06 (1) (d) if (1) they are licensed in their state and has been licensed for the past five years, or (2) they have been a member of InterNACHI® for the past five years and they practice in a state without licensing.
Obtain home inspector insurance that meets the state’s minimum requirements.
Submit an application and fee to the state. The application is on the state website.

State Requirements
To become a licensed home inspector in Alaska, you must:
The Division of Corporation and Professional Licensing staffs the home inspector program. The Department of Commerce, Community, and Economic Development adopts regulations to carry out laws governing home inspectors in Alaska.
Home Inspectors must also obtain an Alaska Business License.

Requirements for a Home Inspector License in Arizona
State Requirements
The Arizona State Board of Technical Registration (AZBTR) requires applicants for home inspector certification to:
- complete 84 hours of training
- pass a national home inspector exam
- complete 30 parallel inspections with a certified home inspector

According to R4-30-247 of the Arizona Administrative Code (page 8), an applicant must show evidence of successful completion of 84 hours of classroom training or an equivalent course conducted by an educational facility accredited by an accrediting agency approved by the U.S. Department of Education. The Arizona State Board of Technical Registration requires that students submit a transcript to the AZBTR for determination of approval. Students must request this transcript from the Education Department.

Requirements for a Home Inspector License in Arkansas
State Requirements
It is recommended to visit the Arkansas Department of Labor website to keep current with requirements.
Currently the rules for a home inspector license read as such:
EFFECTIVE JANUARY 1, 2023
- Completion of an Apprenticeship will be required for home inspector licensure in Arkansas. This training will be in addition to the 80-hr pre-registration course.
- Requirements for the apprenticeship training include a minimum of three home inspections with a total of no less than ten hours. The training must be with a board-approved trainer and the training can be completed with 1-3 trainers of your choice.
- Here is a list of approved Arkansas trainers.
- Read the Arkansas law regulating the practice of home inspection in Arkansas. You can access this law at: Arkansas Code
- Read the Arkansas Standards of Practice and Code of Ethics. The registration board has designated these as the standards and code of ethics to be followed by Arkansas home inspectors. You can access the Arkansas Standards of Practice at: Standards of Practice
- Take the competency examination, which is required by Arkansas Code Annotated 17-52-315(b) has been designated by the Registration Board to consist of two parts: a) The National Home Inspector Examination: Information is accessible on the Internet at: Home Inspector Exam (nationalhomeinspectorexam.org). B) The ASHI Standards of Practice and Code of Ethics Examination: Information is accessible on the internet at: American Society of Home Inspectors (catglobal.com).
- Download the registration application form (AP-1)
- Purchase at least $100,000 in general liability insurance coverage. Obtain an original copy of a Certificate of Insurance.
- Complete the registration of application and have it notarized.
- Mail the application to the Board office.

Requirements for a Home Inspector License in California
State Requirements
The state of California does not currently have requirements listed for how to become a home inspector.

The state of Colorado does not currently have requirements listed for how to become a home inspector.
However, a bill was introduced in 2017 that would require a license. The bill narrowly failed to pass. This could indicate the state will require a license in the near future.

Requirements for a Home Inspector License in Connecticut
State Requirements
The Connecticut State Department of Consumer Protection requires individuals to apply for a Home Inspector Intern Permit before applying for a Home Inspector’s License.
To apply for an initial permit, you must:
- Have successfully completed high school or its equivalent.
- Have successfully completed a board-approved training program that meets the. requirements of regulations adopted by the commissioner pursuant to Section 20-491 – Regulations; of the General Statutes (must submit copy of course completion certificate with application).
- Have an identified supervisor who: (A) is licensed as a home inspector in Connecticut, (B) is in good standing with the state as a home inspector, and (C) has agreed to perform supervisory functions as described in General Statutes and Regulations.
To become a licensed home inspector in Connecticut, you must:
- Have earned a Home Inspector Intern Permit.
- Have performed not less than one hundred home inspections under the supervision of a licensed Home Inspector – the associated logs, signed by the Supervisor, must be submitted with the application. Such supervision shall be direct supervision for a minimum of the first ten inspections, and then may be indirect for the remaining training period.
- Have passed written examination administered by the Department. NOTE: You will be given information about taking the exam once this application has been accepted.

To obtain a Home Inspector License in Delaware, you must go through the Department of Professional Regulation
1. Apply to be a Home inspector trainee. You can do that here. You can also apply by endorsement.
2. Complete 140 hours of classroom or online training approved by ASHI

- Complete 25 real estate inspections under direct supervision.

- 10 hours in Business Operations and Professional Responsibility Module
Substitute Experience and Education
- 40 hours in Property and Building Inspection Module I*
- 40 hours in Property and Building Inspection Module II*
- 10 hours in Business Operations and Professional Responsibility Module
- 24 hours in Texas Standards of Practice Module
- 40 hours in Texas Practicum
- You must submit the Texas Practicum Credit Request form with your application for credit
To become a PROFESSIONAL REAL ESTATE licensed home inspector in Texas, you must complete:

- Have at least 12 months of active experience as a licensed real estate inspector sponsored by a Texas professional inspector during the 24-month period preceding the application date.
