Defects and Standards

 

Typical Defects Typical defects that home inspectors should report include:

  1. absent, damaged, or deteriorated fence, wall, or gate,
  2. low fence, wall, or gate, or low gate latch,
  3. large openings in or under fence, wall, or gate,
  4. climbable fence, wall, or gate,
  5. single gate or door not self-closing and self-latching, or mechanism not functioning properly,
  6. gate swings in toward the pool,
  7. disabled door alarm,
  8. pet door allows access to pool.

Standards (1) 2018 International Swimming Pool and Spa Code; (2) Virginia Graeme Baker Pool and Spa Safety Act (federal law, mostly applies to commercial pools); (3) local and state regulations; (4) Consumer Product Safety Commission (CSPC) pool safety guidelines.
