This TREC CE Classroom/Zoom is for realtors seeking to understanding the value and scope of a TREC residential home inspection. Setting appropriate expectations for your client is key to success. This course outlines three areas of the real estate transaction that are affected by the home inspection and will help realtors to understand the benefits of the home inspection, how they can service their clients by helping to facilitate the home inspection, and how to better understand the limitations of the home inspection.

This course outlines items covered when inspecting new homes during 3 phases of construction, including: inspection prior to pouring foundation concrete, inspection prior to installing interior and exterior wall coverings, and a final inspection of the finished home.

The objective of this class is to increase the level of understanding of Realtors concerning structural foundations and foundation repair. Realtors will better be enabled to advise clients on these issues with this understanding.

The objective of this course is to examine the viability and benefits of performing sewer camera inspections as part of a TREC Residential Inspection. The goal is to provide real estate agents with a greater understanding of the changes governing who is allowed to perform sewer camera inspections, how sewer cameras inspections are performed, and best practices for utilizing the information provided through a sewer camera inspection during contract and/or option period negotiations.

The objective of this course is to enrich the understanding of real estate agents and broker with the types of private well systems, equipment components, and inspection protocols associated with a TREC governed inspection. In addition, an overview of the process for collecting and testing water quality samples. Participants will gain a greater understanding for leveraging the information and common deficiencies associated with private water wells for the benefit of clients and property owners.

The object of this course is to understand the similarities and differences between residential property inspections and commercial property condition assessments. Realtors will become familiar with the ASTM Standards (2018-5) as a protocol of property condition assessments as well as how to navigate and understand the information presented in a PCA report. In addition, realtors will review the types of properties typically encountered in commercial inspections and the value of an expert team approach. Finally, the course will cover the additional ancillary services that may or may not be required when
purchasing a commercial property.

Realtors will learn the layout and format of a TREC 7-6 Real Estate Inspection Report as well as the location of component and system deficiencies in light of an onsite inspector’s verbal presentation. Upon completion of this course, agents will be able to navigate the report competently, comprehend current conditions as described by the inspector, and communicate the priority of deficiencies for the benefit of their client.
